Job Description:

We are seeking a Portfolio Manager to oversee a portfolio of residential properties, acting as the primary liaison between property owners and the management team to ensure optimal property performance, resident satisfaction, and financial success. The Portfolio Manager will build and maintain strong client relationships, provide regular updates on property performance, and recommend strategies to enhance revenue and review owner statements at the end of the month. Responsibilities include overseeing resident management, ensuring timely rent collection, coordinating maintenance and repair projects, and managing compliance with local laws and safety regulations.

Key Responsibilities:

• Prepare reports analyzing property performance, including key metrics such as occupancy, rental income, expenses, and maintenance costs.
• Provide prompt, accurate responses to investor inquiries while maintaining exceptional customer service.
• Recommend cost-effective repair strategies aimed at improving property cash flow.
• Present reports of occupied home inspections, identifying necessary repairs and any deferred maintenance.
• Maintain ongoing communication with investors regarding their property's performance.
• Use our data analytics to monitor investors portfolio of homes.
• Perform monthly reviews of financial statements to ensure accuracy.
• Analyze and reconcile owner ledgers, explaining any discrepancies or adjustments to property owners.
• Gather investor feedback on satisfaction, concerns, and preferences, using these insights to improve services and tailor communication.
• Oversee tenant-related matters, including lease agreements, renewals, and dispute resolution.
• Ensure timely rent collection and address any delinquencies or payment issues.
• Implement strategies to enhance tenant satisfaction and reduce turnover.

Requirements:

• College degree
• Dynamic and confident personality
• Ability to develop relationships over the phone as our investors are spread out around the country
• Exceptional written and verbal communication skills
• Problem Solving & Analytical skills
• Property Managements software experience required
